Environmental TestingThe pre-purchase inspection is designed to make the buyer aware of the physical condition of the property that is being purchased. All accessible major components and systems are inspect and reported on. The inspection is visual in scope and is not meant to be technically exhaustive. No destructive testing is performed. We will make you aware of the “important” deficiencies that are uncovered during the inspection. We have three criteria for what is “Important”
- If it will cost a lot of money to correct the deficiency, …..that is important!
- If a few dollars spent now will prevent spending many dollars later (the old stitch in time saves nine adage),…….that is important!
- Anything that has to do with potential safety or health problems,…..that is important!
You may have additional concerns regarding age, maintenance or minor repairs needed for a property, but the above criteria will cover all of the really important items.
All inspections are performed to meet or exceed the Practices and Standards of the American Society of Home Inspectors (ASHI) and Commonwealth of Mass. Standards of Practice for Home Inspections, 266 CMR.
The Pre-Sale Inspection is designed to ease the mind of someone who is getting ready to list their property for sale. This is a good way to avoid last minute problems due to deficiencies in the property. A Pre-Sale Inspection is helpful when:
- You think that everything is OK, but you want to make sure that is actually true.
- There are a few things wrong that you would like to address prior to listing the property.
- You’re wondering what a potential Buyer’s home inspection will reveal about your property.
Except for those houses that are already completed, we set up a series of shorter inspections coordinated with the construction schedule. This allows us to inspect the work as it progresses with the aim of pre-empting any potential problems or omissions. New construction is held to the highest standards.
